The most common of home loans.  For borrowers with good or excellent credit.

FHA HOME LOANS

Great for first time home buyers.

  • Purchase or refinance a primary residence

  • Down payment can come from gift funds

  • Seller can contribute up to 6% for Closing cost and Pre-Paid Cost

  • Less than perfect credit can be used to qualify

  • Maximum loan limit $524,225 (amounts may vary by state and/or county).

JUMBO HOME LOANS

Loan amounts over the maximum conventional home loan limit.

  • Purchase or refinance

  • Fixed and adjustable rates

  • Loan amounts over $806,500

VETERAN ADMINSTRATION LOANS (VA)

Active, retired, and spouses of military personnel may qualify.

  • Purchase or refinance a primary residence

  • Currently or previously active military members or spouses may be eligible

  • First time VA benefit users and previously used benefits may be eligible

  • No monthly mortgage insurance payments required

  • No amount limit unless a VA loan is already active or loan was previously defaulted

USDA - RURAL DEVELOPMENT LOANS

Buyers interested in purchasing in rural areas as determined by the USDA.

  • Purchase or refinance a primary residence

  • Home must be listed in an eligible Rural Development area

  • Low to moderate income requirements

  • Minimal out of pocket closing costs


Oklahoma First-Time Homebuyers Savings Program

 

  • Deposits will be tax-deductible per year up to $5,000 for individuals and $10,000 for joint filers
  • Open a homebuyers savings account with $100
  • Interest is compounded and paid monthly

 

Contributions are deductible from Oklahoma state income tax.
